In the 3D Cityplanner it is possible to design spatial development projects yourself. Starting with a project plan and subplan, followed by specific functions such as housing, offices, retail or parking. Each element has its own customizable financial calculations.
Including the total area of the project, the footprint of buildings and the Gross Floor Area (GFA). At the same time, spatial area characteristics such as FSI (Floor Space Index), GSI (Ground Space Index) and OSR (Open Space Ratio) are also calculated automatically.
By drawing in a project area where already existing buildings are based on open data, it can be converted into dynamic buildings. These buildings can be adjusted or demolished with the calculation of financial consequences.
For each project, it is automatically recorded how many square meters per function is designed. The following functions are calculated in this way: housing, shops, offices, companies, agriculture, parking and other.
For the projects that are created, calculations are made based on adjustable key figures of the total construction costs, additional costs and total investment value. The rental income, sales income and the total project result are also generated automatically.
Thanks to the rapid planning, various scenarios can be worked out quickly, calculated and compared with each other, so that design decisions can be made clear quickly and easily.
It is possible to use our basic calculation models for area development, quality of life or energy calculations. We can also link your specific calculation models.
All spatial and financial results from the project can be exported to a clearly structured Excel file.
All spatial, financial results or, for example, scores in the field of liveability are displayed in an insightful, online report. This allows results to be shared with residents or other stakeholders.
With the free form drawing functionality it is possible to give any desired form to a project plan, existing real estate, new real estate, infrastructure, etc. Before drawing starts, the correct subcategory and type of object can be selected, such as, for example, an underground parking garage, so that this object immediately receives the correct financial parameters based on key figures. With the object settings it is then very easy to adjust the number of floors or floor height. Moving, rotating and copying objects ensures that an area development can be drawn quickly.
A so-called real estate library offers the possibility to place standard objects such as terraced houses, semi-detached houses, apartments or commercial buildings in the project, with standard costs based on key figures. Just as with the free form objects, it is possible to move, rotate and copy the standard objects. It is also possible to adapt the building, such as the number of floors but also the costs involved.
